Ever felt a bit conscious about sending a rushed working model to a 3rd party, or any excel spreadsheet for that matter? It is only natural to doubt oneself especially if you are new to the industry, there might be some big numbers involved! While disclaimers are not legally binding, they do serve as a reminder to people that not every figure supplied should be treated as gospel. I am also of the opinion that it gives a model more of a professional air about it, maybe getting off to a good foot with any potential JV partner, or equivalent, that may wish to see what you are working with.
Here we will take a look into creating our very own disclaimer through dabbling a little with VBA, nothing too complex. Once you learn how to do it, it should only take 1-2 minutes to recreate on any variations you may wish to resend to whatever interested party it may be.
I’ve used the Level 7 model from the Appraisal Bootcamp, you can do the same or you can work with your own spreadsheets. Provided is a pdf outlining the steps necessary and the finished product in excel.
